The integration of the Owner’s tenant’s and municipal authorities’ requirements was handled well.  Although there was delay in permit approvals due to a change in approving authority, McKay-Cocker applied their best efforts and met the completion date.  This was accomplished in spite of the six week permit delay and one of the worst winters for construction in the last decade.

 

The design and permit co-ordination, project management and contract administration, and on-site supervision were done in a professional manner.  Mike McKellar, the project manager, and Steve Abdallah, the site superintendent, were excellent to work with.  They handled their responsibilities well.  They were accessible.  There was never any obfuscation.  On those few occasions when more senior involvement was required, McKay-Cocker’s CEO, Paul H. Cocker, was readily available to meet and assist in resolving the matter.

This project was particularly unusual in that required life cycle work would have compromised the structural integrity of the building shell and limited or reduced the level of existing uses and programming offered at the facility.

 

In partnership with the City of London, McKay-Cocker played a significant role in the design, procurement and construction of a new structural building system which was erected above the existing building as well as managing the construction of other interior upgrades and improvements.

“The Sisters of St. Joseph engaged the services of McKay-Cocker in 2005 to build their new residence on Windermere.  One of our deepest values in creating this residence for 100 sisters was to respect ecological principles and to make concrete choices that would reduce our footprint on the planet.  In practical terms, this meant working with an energy consultant firm from Kitchener, Enermodal.  We found that McKay-Cocker supported our value system and collaborated with all our consultants to create a building that would express our values.

 

In the end we achieved GOLD standard in LEED accreditation process and the Sisters of St. Joseph, McKay-Cocker and Cornerstone Architecture jointly were awarded the Green Brick award by the Urban League of London.  In October 2007, Paul Henke from McKay-Cocker will be part of a panel with the Sisters of St. Joseph and our energy consultant to share the experience of “building green.”

 

The personnel stating from the president and all the people that were part of the project were diligent in their work, problem-solved doggedly when snags in their work schedule arose and knew how to be partners in discussion at the table.  Their business division provided regular updates on costs and consulted us at each step of the way.  The project co-ordinator, Paul Henke was astute in keeping to the schedule and providing us with all the information we needed.  He knew how to “get the job done” and push where pushing was needed.  All of this is very important for a project this size- $25,000,000.

 

We never felt that we were left in the lurch or that we were on our own to take care of things.  After the building was completed, they provided good services and personnel to work through the inevitable deficiencies.  Our experience with this firm was very satisfying.”
