Wal-Mart Canada Corporation, a long-time client of McKay-Cocker since their expansion into Canada in the early 1990’s, chose McKay-Cocker as their construction manager to offer budgeting, scheduling and tendering input during the design and construction process of their new ‘Stockyards’ flagship retail project.

Value engineering for the project included life cycle costs for various method of anti-freeze systems for basement parking access and included negotiations with adjacent property owners for perimeter access in lieu of necessitating the usage of a steel pile and lagging shoring system.

This project incorporates the new retail store designs of updated layout, elevation materials and energy efficiencies and follows developments in British Columbia on sites with restricted land.

The basement cast in place concrete frame provides and underground parking garage for two hundred and fifty three vehicles and utilizes fourteen inch deep precast concrete planks for the ground floor level to maximize structural spans with exposed coloured concrete floor toppings to minimize maintenance of floor finishes.

Access to the retail store is provided by two low profile moving walkways to facilitate use of shopping carts and a hydraulic elevator.

The nine acre site utilizes five acres of asphalt for additional parking of three hundred and sixty nine customer & staff vehicles. A covered walkway feature along St. Clair Street incorporates the sites previous rail stockyard history.

The site also has approximately four hundred and sixty feet of municipal main trunk sewer running across it. The existing ewer was constructed of masonry and to mitigate any future potential issues for Wal-Mart the seven foot diameter sewer was re-lined in-situ using a two inch thick membrane and resin system thus extending its future service life..
