All other aspects of the design and construction program are the same as the design-build method of construction, whereby the Owner becomes part of the ‘team’ with the Architect, Engineers and Contractor who, as a group, share a common agenda to decide what are the most important features of the facility. The ‘team’ can prioritize design and costs resulting in a more economical, aesthetically pleasing, functional building.
Overall design and construction time-frames are much shorter than the general tender type construction format. Design packages are scheduled when the work is required by the project critical path and permits are phased accordingly to allow for the construction to be fast-tracked.
